OCTOBER NEWS

✅ Update: Gas Line Repairs by the Front Gate
The gas leak near the entrance gate has been repaired. The gas company will replace the removed pavers and remove spray paint markings once materials and scheduling allow. Management is coordinating with them to ensure the work is completed promptly. A follow-up notice will be sent once the repair dates are confirmed.
*** Reminder – Reporting Common Area Maintenance Issues
Homeowners are encouraged to promptly contact management when noticing any maintenance or security concerns, such as gates left open or damage following utility work. 🏖️ Baywatch Pool Policy & Reminders
As we close the summer season, we would like to remind all community members about the rules and hours for our community pool. Ensuring everyone follows these guidelines helps us maintain a safe and enjoyable environment for all Baywatch residents. Read the Full Pool Policy
⏰Pool Hours: Sunday through Thursday: 7:00 AM – 9:00 PM
Friday and Saturday: 7:00 AM – 10:00 PM
⏰ Quiet Periods: Saturday and Sunday: 2:00 P.M. to 4:00 P.M.
👥 Guest Limit: Two guests per household
⚠️  Safety & Courtesy: No yelling, running, or disruptive play in and around the pool area

🌱🌿 New Landscaping Company Updates
As of August 15, 2025, Wolff Landscape has officially begun servicing the community. As part of their first week on-site, they will be conducting an irrigation audit throughout the property. This process will involve walking the grounds to inspect all irrigation lines and sprinklers to ensure they are functioning properly and to identify any leaks or necessary adjustments.
1. Full irrigation system audit
2. Routine grounds maintenance
3. Addressing long-standing issues such as dead plants, irrigation problems, and tree loss

🪴 note: Restoring the landscaping after prior maintenance delays may take up to six months. Wolff Company is addressing these needs in order of priority, and we appreciate your patience and cooperation as they work to restore and enhance our community landscaping.
Wolf Landscape team members will be wearing blue shirts while on-site. If you have any questions or concerns during this process, please contact Management directly.

> ⚠️ Coyote Safety Alert – Baywatch Residents
We’ve had several recent coyote sightings at Baywatch, including one near the pool area. In a nearby Carson incident, a 6-year-old boy was bitten during a softball game and required 20 stitches and rabies shots.
Your safety, and the safety of your children and pets, is our priority. Please review the guidelines below:

👶 Protect Small Children
* Always supervise young children when outdoors. Be especially alert at dusk and dawn, when coyotes are most active.

🐶🐱 Protect Pets
Do not leave small pets unattended in yards, patios, or common areas. Walk dogs in well-lit, open areas—avoid dense landscaping where coyotes can hide.

🍽️ Remove Attractants
* Do not leave food, pet bowls, or trash outside—these attract coyotes.

🐾 If You See a Coyote Make loud noises (yell, whistle, or clap). Wave your arms or use objects to appear larger and scare it away.

> Community Update: Irrigation and Landscape Maintenance:
We would like to provide an update regarding two current landscaping matters affecting the community:

1. Front Entrance Irrigation:
The flowers at the front entrance have been impacted by an ongoing electrical issue that has disrupted the irrigation system. As a result, the plants have not been receiving adequate water. Our landscaping vendor, GS Brothers, has been manually watering during regular service visits; however, this has not been sufficient to fully sustain the plants during the recent warm weather. Please note that flower replacement is currently on hold until the irrigation system is fully restored, in order to prevent further plant loss. We are actively working to resolve the power issue, which has proven more complex than initially anticipated.

2. West Slope Maintenance:
We are also addressing a delay in the quarterly trimming of the west slope. GS Brothers has been made aware of the issue and is scheduled to complete the trimming this week. Additionally, we are reviewing internal oversight processes to ensure improved adherence to the contract moving forward. We appreciate your continued support and understanding. > Electronic Voting and Acclamation Policy:
Electronic Voting and Acclamation Policy has been distributed for a 28-day comment period. The policy is scheduled to be formally adopted at the next regular Board meeting. We encourage you to review the adocument and share any questions or comments by replying to Bryant Sanchez email, sent on Friday May 23rd, 2025. > Parking violations will initially result in a warning ticket. Repeated offenses may lead to fines and, ultimately, vehicle towing.

🚗 Guest & Leased Parking:
🔹 Temporary Guest Parking: Pls request a temporary pass for short-term use of guest parking from the management company to avoid getting a violation ticket.

> Baywatch Landscaping Upgrades | The Pool Entrance
> We are happy to share another landscaping improvements at the pool entrance. Additional decorative rocks have also been placed around the pool area planters to complement the front monument and help secure the mulch from spilling over. Flowers for the pool planters will continue to be provided by the GS Brothers at no extra cost. I hope you all enjoy these community improvements!

JAN & FEB NEWS

> HOA FEE INCREASE AND SPECIAL ASSESSMENT– 2025
Dear Baywatch Members,
As we continue working to maintain and improve our community, we want to keep you informed about important updates. Starting March 1, 2025, the regular monthly assessment will increase by $18.00 per unit, adjusting from $657.00 to $675.00.This adjustment comes after careful consideration, as the HOA fee has remained unchanged over the past year.
With rising inflation and the increasing costs of necessary repairs in our aging community, this increase is essential to ensure the continued upkeep and financial stability of Baywatch.
Additionally, a 5% Special Assessment has been approved based on the original 2025 annual assessments. This amount is $394.00 per unit, due on March 1, 2025, with payment required by April 1, 2025.
However, homeowners have the option to pay in two installments, with the final payment dueno later than April 1, 2025.
> Why the Board has to Raise the Fees?
We understand that no one, including the board, wants another increase in the HOA fees—We are all already feeling it in our wallets. Unfortunately, rising costs have left us with no choice. Key factors for having to make this decision include:
1. The latest 33% increase in the Baywatch water bill imposed by the city.
2. The rising cost of repair materials and labor across the board due to inflationary factors.
3. Increased repairs and maintenance needs of our aging community.
4. And finally, the fact that the HOA fees were not adjusted for inflation in 2023–2024 and now we have to catch-up with our finances.

As a reminder, All members also have full access to all Baywatch Financial Records and Statements through Optimum User Portal.

As disappointed as we all are about these increases, they are necessary to keep Baywatch running smoothly and ensure that essential services, such as water and maintenance, continue without disruption.

> PARKING FEE ADJUSTIMENT– 2025
Dear Baywatch Owners,
We are writing to inform you of an important policy update approved by the Board of Directors on January 14, 2025. As part of this update, the parking lease fee has been adjusted from $50.00 to $75.00 per month. This change will take effect starting March 1, 2025.
If you currently lease a parking space, your monthly payment will automatically reflect this new rate beginning in March.
*** Please note this is the first increase in Leased Parking fees over the past several decades.

> Athens Trash Pickup Services Info
Dear Community Members, We’d like to share important reminders about trash collection in our community.
There has been a significant issue with trash being left on the street, which Athens Services will not pick up. All trash, including boxes, must be placed inside or securely on top of the 64-gallon bins. Athens uses an automated mechanical system to prevent injuries, and technicians will not manually collect trash left outside the bins. (see photo)

To attend, please refer to the monthly agenda emailed to you by Optimum, containing the meeting link, ID, and password.
